Very poor inspection cost us +$80000 in repairs -

commentWe would definitely not use Steve Smith again to inspect property. Definitely not. We are spending over $80000 to fix structural issues---serious foundation settling and the resulting sheetrock crack repairs needed---that Steve didn't find during his inspection. After we bought the place, based in part on Steve's inspection saying the house was fine, the problems became quite obvious. The seller had "covered things up". That is, the seller filled cracks and painted. We are not real estate professionals. But, others who work with these things have told us the signs of the seller's "cover up", things an inspector should have seen. When I called Steve to ask him about it all, he was defensive, and said, 'I'll see you in court.' Incredible response! Eventually, on the very day when we were having the foundation raised---$65000 for just this part of the necessary repairs---I saw Steve Smith in a store. After the customary "How are you?" greeting, I told him, again, of the problems and expense. He was defensive, and said 'he couldn't tell us about something he couldn't see.' As I said, others later saw the problem. Why could he, a property inspector, not have seen and pointed out things? We would definitely not use Steve Smith again to inspect property. Definitely not.

commentAdvised a structural engineer for 70-year old farmhouse due to a ceiling crack. The engineer laughed and discounted their rate due to the non-issue. Oddly, the ceiling crack didn't exist until after the attic inspection. Multiple code issues including ungrounded outlets and fixtures causing repairs when we tried to sell the house later. The report was in a word document, unprofessional and unimpressive. Way too expensive for the product. This is a discount-quality inspector. Had the price been $200, then I would have gotten my money's worth.
