Be careful when using this service. 7 years ago he advised that the property that was being purchased was fine. However as the home is being sold he showed up (after the buyers did not hire him) and then call the buyers to tell them about the issue with the garage. Which he originally missed and am currently spending thousands of dollars to fix. So to sum this up.. roamed around a property he did not have permission to, called the buyer to advise them of property issues when they did not hire him, the biggest issue with the home is something he missed originally that is now causing the home owner thousands of dollars of repairs.
     Anonymous user - 11/25/2019 - Very frustrating, and rarely post things like this. I am sure the business runs well 99% of the time. Selling your house is very stressful & any unexpected hiccups can cause quite a bit of anxiety.

When Joe came to our home he seemed like a really nice guy. Looked at the outside and inside of home. I thought the inspection was rather quick. Told us we would get copy at closing. Reviewed findings and there was nothing major. Within 6 months of living in our home we started finding problems with the heat, plumbing and electrical. After finding some rather major issues we decided to contact another home inspector. This guy came over and was finding all sorts of things wrong. It appears Joe Bottone just glanced at things rather then actually inspect them. After reviewing Bottones report compared to the new report it was quite evident that Joe did not do a good job.
     Kim A - 5/13/2019 - Hi Frank, who did you end up using for the 2nd inspection? I need to refer a client to an inspector and although Joe (the father, not the son) had done my own inspection and several clients, I read something like this and get leary. THanks!
