We recently purchased a condo in a 55 and over community and at the advice of our realtor (someone we will never use again) hired Mike. We were shown very minor problems that we would be able to do on our own. He failed to show us the buckled tile in the guest bathroom that will now cost us thousands of dollars. Mike also failed to show us tile at the sliding glass door due to "Structural Damage" to the balcony. In fairness that will be fixed through the condo board, but also the realtor in question new also of this issue and in her own words "I chose to ignore it." however that will mean additional hundreds of dollars because the sliders will end up being replaced as well as the tiles at our expense. Also the screens for 3 windows were in a closet and he let us know that but he failed to tell us that the reason they were not installed was due to the fact the screws holding the windows to the sill were not screwed in completely, and when we screwed them in the screens would not fit. We are on the Gulf and hurricane season is fast approaching. That's right more money.

I highly recommend Mike Penley for home inspections, he has been helping my clients for the past 12 years. He is honest and very knowledgeable - his reports are easily readable with photos attached. At the end of the inspection, he sits down with the buyers and explains his findings, answers any questions they may have to assure they are comfortable with everything.

After representing a Seller and seeing how thorough and expetienced Mike Penley is, I have recommended Mr Penley. His extensive knowledge has saved my clients from buying a seriously defective home. Mr. Penley is highly ethical and would never compromise his ethics to assist a Realtor with getting a sake closed. The one negative review listed here is highly suspicious. It may even be from a competing inspector! I can 100% recommend Mike to do a thorough inspection.

Lessons we learned from having Mike perform an inspection: 1. Inspectors recommended by your realtor are incentivized to avoid giving you bad news about the property. Find an UNBIASED inspector, even if you're in a hurry. Inspectors get referrals from realtors if the deal goes through, not if they point out flaws. 2. Inspectors are not HVAC techs, they mostly just run through a checklist on a form that is already mostly completed. It's worth paying for an inspection from an HVAC tech. Mike not only failed to correctly identify the HVAC unit, but failed to identify costly problems with the duct work, electrical, and vents. It cost us tens of thousands of dollars. 3. Inspectors use disclaimers and over-generalizations to avoid crawling under your house, into your attic, or to correctly identify problems. If someone says what Mike said to us, run. "Florida has rats, I wouldn't worry about it." We were relying on him from out of town to really take a good look at the house for us and he did not. 4. If an inspector says he can't find the hot water heater or anything else you're paying him to inspect, don't pay him. We let Mike off the hook when he said "I can't find it," I should have said, "Well then I can't pay you." How good can an inspector be who can't find a hot water heater in an 1,100 sf house?

Many of my customers have used Mike at Quality Inspections. They are impressed that they receive their report quickly and electronically. With the photos Mike takes as he works, it makes it easy to remember everything he was talking about. My real estate customers who have used Quality Inspections have been very satisfied.
