NOT RECOMMENDED!!!--Upon taking ownership of the home inspected approximately 3 weeks prior by this inspector, we began having what we thought was interior repainting done in the home. Our contractor soon found one of the upstairs toilets to be completely loose from the bathroom floor, apparently there is a broken flange that secures the toilet. In order to fix this problem, the floor (ceramic tile) reeds to be taken out from under the toilet (therefore necessitating a complete tear out of the entire bathroom floor). A plumber then needs to come in to fix (secure) the toilet, then a new tile floor needs to be installed. This repair will total over $1,000. When this inspector was contacted, he took absolutely no responsibility for overlooking the problem with the unsecured toilet, stating "he doesn't inspect toilets". A toilet seems to be very basic and essential plumbing that he should at least make certain is affixed properly to the floor. Our contractor has also made mention of several items he felt was overlooked by the inspector. NOT RECOMMENDED.
