We found Carmine Lombardo of A1 Home Inspections to be an alarmist; that is, he protected himself as an inspector by exaggerating actual conditions found. One-third of his ‘observations’ reported as a poor/unsafe condition were satisfactory as they met code standards or were in good shape as per the opinion of civil, electrical and mechanical engineers. Normal foundation cracks (there were four 1/16th to 1/8th inch thick) in a 44-year-old home were called out as large and in need of structural evaluation. Two torn shingles we found, and he called for a roof certification. One gutter had less than a five-gallon bucket of debris (pine needles) in it and he called for evaluating gutters and downspouts. Convenience receptacles (outlets) on a timer were called out as not functioning. He misstated the age of the furnace and A/C unit. A new gas meter with an odor was noted in his report but he never alerted the homeowner of the hazardous condition. He called out a leak in the laundry that never leaked. His reporting manner is alarming, and neither good for the homebuyer nor seller. Is he certified? What is his training?
